Project Overview

This Fort Mill homeowner contacted us after experiencing constant plumbing issues—leaks behind walls, rust-colored water, and inconsistent hot water. Their home, built in the early 1980s, still had much of its original copper and galvanized piping, which had corroded over time.

After a thorough inspection, we recommended a whole-home plumbing upgrade that would bring the system up to today’s standards and improve water quality, efficiency, and reliability throughout the property.

Challenges of Plumbing in Older Homes

Many homes in Fort Mill built before the 1990s still rely on outdated plumbing materials like galvanized steel or aging copper. These pipes are prone to internal corrosion, which reduces water pressure and can leach rust into your water supply.

Older homes also often lack modern plumbing features like pressure balancing, efficient hot water delivery, and built-in filtration. Upgrading such systems requires careful planning, code compliance, and an understanding of the home’s original infrastructure to avoid damaging walls or finishes.

In this project, we encountered brittle piping hidden behind finished drywall, poorly placed shut-off valves, and an undersized water heater—not uncommon for homes of this age.

Scope of Work

To bring this system into the modern era, we completed the following upgrades:

  • Complete PEX Repiping: All outdated piping was removed and replaced with flexible, corrosion-resistant PEX, providing improved pressure and long-term durability.

  • New Shut-Off Valves and Pressure Regulator: We installed updated shut-off valves throughout the home and replaced the pressure regulator to protect the plumbing system from spikes.

  • Fixture and Valve Replacement: Every bathroom and kitchen received new supply lines and shut-off valves, along with upgraded, water-efficient fixtures.

  • Tankless Water Heater Installation: The old 40-gallon tank was replaced with a high-efficiency tankless unit, delivering endless hot water while saving space and lowering energy bills.

  • Whole-Home Water Filtration System: To eliminate chlorine, sediment, and hard water minerals, we installed a carbon-based filtration system with sediment pre-filtering, improving taste, odor, and appliance longevity.

  • Pipe Insulation: All exposed piping in crawl spaces and attics was insulated to prevent freezing and improve thermal efficiency.

Results

The result was a smooth-flowing, energy-efficient, and low-maintenance plumbing system. The homeowners immediately noticed stronger pressure, cleaner water, and consistent hot water in every room—no more temperature dips in the shower or cloudy water from the tap.

This upgrade not only improved their daily living experience but also added significant value to the property.

Thinking About Plumbing Upgrades? Here’s What Adds Value

Upgrading your home’s plumbing system not only enhances daily comfort but also significantly boosts property value. Based on industry insights and expert recommendations, consider the following high-impact residential plumbing upgrades:

  • Tankless Water Heaters: These provide on-demand hot water, are energy-efficient, and save space, making them a desirable feature for modern homes.

  • Low-Flow Fixtures: Installing low-flow toilets, faucets, and showerheads conserves water and reduces utility bills, appealing to eco-conscious buyers.

  • PEX or Copper Repiping: Replacing outdated or corroded pipes with PEX or copper ensures long-term durability and improves water quality, which can be a significant selling point.

  • Whole-Home Water Filtration Systems: These systems provide clean, safe drinking water throughout the house, enhancing health and reducing reliance on bottled water.

  • Smart Plumbing Technology: Integrating smart leak detectors and water monitoring systems offers homeowners peace of mind and can prevent costly water damage.

  • Luxury Bathroom Upgrades: Features like dual vanities, spa-like showers, and modern fixtures not only improve functionality but also add a touch of luxury that buyers appreciate.

  • Adding Additional Bathrooms: In homes with limited facilities, adding an extra bathroom can significantly increase property value and appeal to larger families.

  • Pipe Insulation: Insulating pipes helps prevent freezing in colder climates and improves energy efficiency, which can be a subtle yet valuable upgrade. ?

Investing in these plumbing enhancements not only improves your daily living experience but also makes your home more attractive to potential buyers, potentially leading to a higher resale value.
